Overview
Green Valley, Rancho Solano and Paradise Valley hold the top of Cordelia's stock: 3,500–4,200 sq ft houses with golf-course or hill views, three-car garages and pools, near $1.4M per the broker's notes. Most sales land at $700K–$900K for 2,200–2,800 sq ft built 1995–2010. Comps run $330–$400 per square foot, the best square footage per dollar on I-80 west of Vacaville by the notes' account.
True Cost
Mello-Roos helps push the compute model's effective rate here to 1.18% (source: Solano County Tax Rate Book FY 2025-26; City of Fairfield CFD reports, FY 2025-26; TRA-level verification pending). Assume a $1.6M price, 20% down and a 6.5% 30-year fixed: principal and interest near $8,090 a month, tax $1,573, insurance $200 ($2,400 a year, no HOA), about $9,864 all in. The broker's notes show Mello-Roos of $1,000–$3,000 a year in Gold Ridge, parts of Paradise Valley and recent Green Valley phases, largely none in the 1990s core; HOAs run $50–$150 monthly, more in gated Rancho Solano and Eastridge; a Cordelia Fire District assessment is billed separately.
Commute Reality
Bay Bridge by 5:30 a.m. takes 50 minutes on I-80 in the broker's notes; leave at 7:30 and it is 75–100. Broker AM-peak door-to-door estimates: FiDi SF 75 minutes driving, 85 BART, 95 ferry; Oakland City Center 60 driving, 70 BART; Sunnyvale 95 driving. Walnut Creek is 35 minutes via I-680, the Capitol Corridor station 15 (65 more to Emeryville), Travis AFB 20, Napa 25.
Hazard/Insurance
The broker's notes put Green Valley and the hills west of I-680 in mapped High fire hazard, burned to the developed edge in the 2020 LNU Lightning Complex, with non-renewals and FAIR Plan quotes of $3K–$6K a year; the Cordelia Junction flats are not WUI. Check the CAL FIRE Fire Hazard Severity Zone map. Suisun Marsh flood mapping touches the southern edge per the notes; confirm at the FEMA Flood Map Service Center. The notes skip liquefaction; check California Geological Survey Seismic Hazard Zones.
Who This Fits
Needs of 3,000-plus square feet and a three-car garage, a Napa or Travis work run, or two Bay drive days a week. Hillside lots demand FAIR Plan tolerance; newer tracts, a Mello-Roos line.
Broker Field Notes
What the money buys
$1.4M in Cordelia buys a 3,500–4,200 sq ft home in Green Valley, Rancho Solano or Paradise Valley with a golf-course or hill view, three-car garage and a pool. The Cordelia sweet spot is $700K–$900K: 2,200–2,800 sq ft, built 1995–2010. My comps run $330–$400 per square foot. This is my home market and the best square footage per dollar on I-80 west of Vacaville.
The commute I actually drive
I drive I-80 daily. Cordelia to the Bay Bridge is 50 minutes at 5:30 a.m. and 75–100 minutes at 7:30. Walnut Creek via I-680 is 35 minutes. Fairfield-Vacaville Capitol Corridor station is 15 minutes away with 65 minutes to Emeryville, and the Vallejo ferry is 25 minutes then 60 on the water. Travis AFB is 20 minutes east, Napa is 25 minutes north.
Tax, HOA, Mello-Roos reality
Base rate is about 1.1 percent. Newer Cordelia tracts (Gold Ridge, parts of Paradise Valley, the recent Green Valley phases) carry Mello-Roos of $1,000–$3,000 a year; the 1990s Green Valley core largely does not. HOAs run $50–$150 a month, with gated Rancho Solano and Eastridge higher. Cordelia Fire District assessments show as a separate line.
Insurance and hazard reality
Green Valley and the hills west of I-680 are mapped High fire hazard and the 2020 LNU Lightning Complex burned to the edge of the developed area. Non-renewals are a live issue in those hills; FAIR Plan quotes I have seen run $3K–$6K a year. The flats near Cordelia Junction are not WUI. Suisun Marsh flood mapping touches the southern edge.
